Hosting holiday parties can be great fun and is a wonderful way to gather your friends and family to enjoy time together. But how do you help ensure your efforts pay off and your guests enjoy themselves (and get plenty of good food to eat)? I?ve come up with five tips (not coincidentally, using PARTY as an acronym!) to help you on your way to hosting a successful party, gluten-free or otherwise!
P lan. As the years go by and I host more and more parties, I do this more and more. In order to save sanity, planning is essential. Write it all down. Start a grocery list, and make a schedule. Write down all preparation tasks ? everything from making tasty appetizers, to ironing tablecloths, and putting up decorations. A good, written plan will keep you from running around panicked.
A sk for assistance. My family and friends often know I tend to want to do it all, and when it comes to food, make it all from scratch, especially since food allergies are front-and-center in my home. News flash: you don?t have to do it all! Ask others to help by bringing something or coming over early to help you set up. If there are a few ready-made items that fit into your plan, such as gluten-free crackers for hors d?oeuvres, then take advantage of them. You don?t have to be Martha Stewart to pull off a unique and successful party! And if you have a Breville Smart Oven (I?d love it if Santa brought me one this Christmas), you can relax knowing your timing spaced out perfectly ? and things will be done faster! I can?t think of better assistance than that!
R emember how much space you have. If you are hosting in your home, and you don?t have but about 100 square feet of space for the party, you can?t invite everyone you know. Keep it to 20-25 people. You don?t want everyone rubbing elbows. Also, there is no rule that says everyone must sit down to a formal dinner in order to have a good time at your holiday party. If you have more guests than places at the table, why not instead lay out lots of hors d?oeuvres on the table and make it a standing-room party?
T hink about the needs of your guests. People have different tastes and different needs when it comes to food. Check with guests about food allergies and preferences, and then plan a well-rounded menu that ensures there is a little something for everyone ? gluten-free, dairy-free, vegan, carnivore, etc. This needn?t be complicated. Check out the list of recipes at the end of this post for ideas.
Y ou don?t have to go all out. There?s no need for the most expensive champagne, a full bar, and high-end treats for everyone. Make a reasonable budget and stick to it. Often times, sticking to ingredients in your dishes that are easy to find, mainstream, and naturally gluten-free can keep you from emptying your pocketbook at the grocery. Dips are always a hit and can stretch your dollar. Spice things up with interesting dippers, such as a variety of colorful and nicely sliced vegetables, or even scoop it onto endive leaves for a pretty presentation. A successful party doesn?t have to put you in the poorhouse!

Yahoo CEO Marissa Mayer is speaking out publicly for the first time since taking charge of that company at Fortune?s ?Most Powerful Women Summit.?Jon Fortt reports, ?No bombshells from Mayer, but she did talk about what Yahoo will, and won?t do, and her own personal priorities.?
?Yahoo has been getting locked out of the mobile app space. Mail is one of the Yahoo?s most important web franchises, driving traffic to other propeties, but that doesn?t translate on smartphones where most people use a native app for email,? Fortt reports. ?In properties like sports, Yahoo does supply data to Apple?s Siri, for example, but that?s not the same as owning their own mobile franchise. And n categories like sports and finance, where Yahoo is strong on the web, it ranks 8th and 16th, in the app realm.?
Fortt reports, ?That said, Yahoo is not going to try to do everything in mobile, one area Mayer said she won?t touch is maps. Mayer said, ?I?ve done maps in my former life. It?s very expensive, very hard to do well. Apple is finding that out. So, we?re not going to do maps, right???

Didja know? The residential sector accounts for 33% of electricity consumption in the U.S. ? we spent $166 billion on electricity in 2010. Saving money on electricity is what this story is all about. A new study has revealed that not only do green homes lower electric bills, having a green certified home adds 9% to its appraised sales value.
The study, conducted by California state university professors, concluded that homes labeled with Energy Star, LEED or Greenpoint Rated (California?s label) sell for a premium of 9% compared to average similar homes. In Los Angeles County, the sales price of homes and after they got green certification showed a price rise of 5.5-9%.
?Green upgrades aren?t usually tracked as home features on real estate listing services, which makes it challenging for appraisers to determine the monetary value of the upgrades,? shares appraiser Debra Little. ?We ultimately determined that the many benefits of green homes do lead to higher home values in the local market.?
The study conducted a pricing analysis of all 1.6 million single-family home sales in California from 2007-2012, controlling for all other variables that typically influence selling price, such as location, size, age and amenities. Research revealed that the average sales price of a non-certified California home is $400,000. Green certification raises the price by more than $34,800.
Green is most coveted in areas of California that have the highest sales of hybrid cars. People will pay more to buy a house that?s green-certified because it fits their values.
They also found premiums to be higher in the hottest parts of the state; people believed that homes with green certifications would stay cooler without more energy costs.
The study is the first rigorous, large-scale economic analysis of the value of green home labels in California.
An interesting conclusion is that the sales premium is greater than the cost of the green features. ?The study found the most common green features are insulation and air sealing of attic and walls, weather stripping and efficient HVAC ? none of which are particularly expensive.

DAMASCUS, Syria (AP) ? Two suicide bombers detonated their explosives packed vehicles near a cluster of commercial buildings in a suburb of Damascus Wednesday, killing at least 34 people and covering the street with pools of blood and debris.
The latest carnage to hit an area populated by religious minorities who support President Bashar Assad further raises concerns of a growing Islamic militant element among the forces seeking to topple him.
In the country's north, rebels claimed to have shot down a Syrian air force fighter jet, providing further evidence of their growing effectiveness and improved military capabilities. It was not immediately clear how the MiG-23 was downed, although activists and the Turkish state-run Anadolu news agency said it was most likely brought down by a missile.
The morning rush hour bombings in the suburb of Jaramana, just few kilometers (miles) southeast of Damascus, were the latest to hit the overwhelmingly pro-regime town. The twin blasts appeared designed to maximize damage and casualties and bore the hallmarks of radical Muslim groups fighting alongside other rebel units in Syria.
Witnesses said the second explosion went off after people rushed in to help those injured from the first blast, a tactic often used by al-Qaida in Iraq and elsewhere.
There was no immediate claim of responsibility for the bombings, but Jabhat al-Nusra, an al-Qaida-inspired extremist group that has become one of Syria's most potent and organized rebel groups, has claimed numerous suicide bombings in the past, mostly targeting regime forces and security installations.
Wednesday's bombs went off in a parking lot near commercial buildings as groups of laborers and employees were arriving for work, killing 34 and injuring 83 people, state-run news agency SANA said.
The blasts sent people fleeing in panic, shattering windows and littering the streets with glass, debris and pools of blood. Several commercial buildings were damaged, and dozens of cars were reduced to smoldering wreckage.
Ismail Zlaiaa, a 54-year-old resident of the neighborhood, said the area was packed with rush-hour passengers when the suicide bombers struck.
"God will not forgive the criminal perpetrators," he said.
Ibtissam Nseir, a 45-year-old teacher, said the bombs exploded minutes before she set off for work. She said there were no troops around the district and wondered why the attackers would target it. She blamed the rebels.
"Is this the freedom which they want?" she asked.
Syria's conflict started 20 months ago as an uprising against Assad, whose family has ruled the country for four decades. It quickly morphed into a civil war, with rebels taking up arms to fight back against a bloody crackdown by the government. According to activists, at least 40,000 people have been killed since March 2011.
Opposition fighters are predominantly members of the Sunni Muslim majority. In their push to take Damascus, they have frequently targeted state institutions and troops. They have also often hit districts around the capital with the country's minority communities, perceived to be allied with Assad's Alawite sect, an offshoot of Shiite Islam.
Wednesday's twin bombings are the latest targeting Jaramana, a Christian and Druse area mostly loyal to Assad. Other car bombings have recently targeted areas of the capital Damascus dominated by the Alawite sect.
The rebel groups, an increasing number of Islamist extremists and foreign fighters among them, have found difficulties winning over the country's ethnic and religious minorities, including Christians and Kurds, as well as other groups that remain wary of an alternative to Assad.
Bombings such as Wednesday's are likely to rally his support base among those vulnerable minorities, reinforcing their concerns that the uprising against Assad was being driven by Islamic extremists.
The Assad dynasty has long tried to promote a secular identity in Syria, largely because it has relied heavily on its own Alawite base in the military and security forces in an overwhelmingly Sunni country.
Assad blames the revolt on a conspiracy to destroy Syria, saying the uprising is being driven by foreign "terrorists" ? a term the regime uses for the rebels ? and not Syrians seeking change.
The majority of those fighting Assad's regime are ordinary Syrians and soldiers who have defected. But increasingly, foreign fighters and militants adhering to an extremist Islamist ideology are turning up on the front lines. The rebels try to play down the Islamists' influence for fear of alienating Western support.
In northern Syria, a rebel group claimed it brought down a Syrian MiG-23 fighter plane near the rebel-held town of Daret Azzeh and captured its pilot, according to activists. A report by turkey's state-run Anadolu news agency quoting rebels in the area said the jet was shot down most likely by a missile.
Amateur video posted online by activists showed what appears to be the wreckage of the plane still on fire.
"O Bashar, this is your plane, it has become wreckage at the hands of the Free Army," says the video's narrator, adding it was shot down with a missile.
Another video showed a wounded man wearing what appeared to be an aviator's uniform being carried away. "This is the pilot who was shelling the homes of civilians," said the voice on camera.
The videos appeared to match activists' reports of what went on in the area.
Opposition fighters have shot down helicopters and claim to have brought down warplanes in the past, although the rebels repeatedly complain their arsenal is no match for the regime's fighter jets and attack helicopters.
In recent weeks rebels have captured several air bases with anti-aircraft weapons, but it is not known if they have the ability to operate them.
In other violence Wednesday a car bomb exploded in the southern village of Busra al-Hariri and regime warplanes struck rebel-held areas in the northern Idlib province and Damascus suburbs.

Because, as I noted earlier, more and more businesses are going to keep discovering its value and continue trying to grow.? As a result, there will be more competition for the same keywords.? Of course, more revenue-increasing keywords will continue to be added, but there will be more competitive terms that are the mainstays of each respective industry.
In addition to that commonsense argument, Google is constantly changing its algorithm.? Its goal is to rank the highest quality, most relevant, and timely content near the top of the search engines.? How it goes about that decision is much more complicated and takes more work than it did five years ago, and you can bet that process will only increase in complexity.
After all, if Google gets lazy, it will go the way of other search engines that used to be big players ? Excite, Hotbot, Web Crawler, and Yahoo!? You probably don?t even remember the names of most of these, but you definitely know Yahoo ? and that search engine is basically irrelevant in the modern age.

It's time to fix the charitable deduction - Fortune Finance: Hedge ...

FORTUNE -- As elected officials in Washington struggle to find common ground on the deficit, it seems inevitable that tax breaks -- which, unlike tax rates, have been targeted by both parties -- will be on the chopping block. That includes the charitable deduction, which taxpayers can claim for donations to hospitals, colleges, churches, and other nonprofits. The Joint Committee on Taxation estimated that the tax break will cost the government $246 billion between 2010 and 2014.
The threat that lawmakers might eliminate -- or even curtail -- the charitable deduction has sent non-profits into a panic. The Charitable Giving Coalition, whose members include the United Way and the American Red Cross, recently announced plans to gather in the nation's capital on December 4th for a campaign called "Protect Giving - DC Days." The Independent Sector, a trade group for nonprofits, set up a website asking people to entreat their representatives to leave the deduction alone.
"We're seeing talk that we've never seen before, which suggests that we have a real issue here," says Diana Aviv, the head of the Independent Sector. Aviv says the tax break for donors should be protected because of its unique attributes. "The charitable deduction is not the same as other deductions," she says. "It doesn't benefit the individual."
Aviv is partially correct: the charitable tax break is different from many other tax breaks in so far as it clearly contributes to the public good. But the deduction does benefit individuals -- especially those in the upper class. According to a report by the Congressional Budget Office, taxpayers who make more than $100,000 a year took in 76% of the total charitable tax subsidy in 2006, despite contributing 57% of all donations. When wealthy people give money to charity, they reap outsized rewards.
Why the current deduction is unfair
There are several reasons the charitable deduction is unfair. First, the tax break is a deduction, which means it can only be claimed by people who itemize their tax returns. That rules out the 70% of taxpayers who don't itemize. Second, because the expenditure is structured as a deduction, people in higher tax brackets can use it to net greater savings. Say a person in the 35% tax bracket donates $1000. If he or she deducts the contribution, his or her tax bill is reduced by 35% of $1000, or $350. Meanwhile, someone with a tax rate of 20% who donates the same amount of money will only save $200. As a result, it's cheaper for wealthy people to donate money.

By giving the rich a bigger incentive to donate, the government is effectively granting them greater control over the country's charitable giving. The subsidy is funded by all taxpayers, but the causes favored by the wealthy do not necessarily benefit everyone. PIMCO chief Bill Gross, himself a prominent philanthropist, told the New York Timesin 2007 that he thought wealthy donors were?over-compensated for giving money to "football stadiums and concert halls."?Gross added: "I don't think the public would vote for spending tax dollars on those things."
While lower-income taxpayers give 10% of their total donations to "basic needs organizations," according to the CBO, millionaires divert just 4% to such groups, preferring to donate to the arts and education sectors.?Some of those donations are used to pay for scholarships and charitable causes that benefit society at large, but other funds go to wealthy schools in high-income areas??In those cases, the government is essentially paying the rich to donate to their own communities.
Of course, many donations do go to worthy causes, none of which deserve to be starved of funding. But there's reason to believe that the charitable sector may be overstating the threat of a reduced tax break. Take, for example, the Charitable Giving Coalition's recent letter to President Obama, who proposed a couple of years ago that taxpayer deductions be limited to a rate of 28%. The Coalition argued that "any cap or limitation on charitable deductions" would undermine giving, with "long-lasting negative consequences." The Tax Policy Center has estimated that Obama's proposal would reduce private giving by about 2%.
That figure looks even smaller when you put it in the broader context of charities' revenue. In 2010, the nonprofit sector derived just 13% of its intake from private contributions. If you exclude hospitals and higher education organizations, which make most of their money from private payments and government sources, then the proportion of funding from private contributions increases to 24%.
Because the deduction has experienced little disruption since it was created in 1917, we cannot be absolutely sure what would happen if it were eliminated or cut. But there's reason to believe the effects would be smaller than previously thought. In recent years, several economists who have studied the price elasticity of giving, which is the percentage by which donations would decrease if the cost of giving were to go up, have found that the ratio is less than -1 -- meaning that, if the price went up by 1%, the level of giving would decline by less than 1%. A 2010 report by the Congressional Research Service points out that, historically, giving has not changed very much in response to changes in tax rates.
Many wealthy taxpayers say they would continue to donate if the deduction was reduced. In response to a recent survey conducted by the Center on Philanthropy at Indiana University, 50% of high-net-worth households said that they would give the same amount of money if the tax break were completely eliminated. "People tend to forget that some of the most significant giving in the U.S. dates back hundreds of years," says Rob Reich, an associate professor of political science at Stanford. "The Rockefellers and the Carnegies created foundations in the absence of any incentive whatsoever."
How to fix it: A floor and a credit
The charitable deduction is inequitable, costly, and inefficient. And yet, it should not be abolished altogether. For one, although economists have attempted to gauge the impact that eliminating the tax break would have on giving, the outcome is still uncertain; no one really knows what would happen (and which charities would suffer the most). Meanwhile, it's possible to reform the tax break and cut the subsidy while minimizing the impact on charitable giving.
Several politicians and think tanks have suggested that the tax break could be limited through the addition of a cap. An absolute dollar cap on deductions -- an idea promoted by Mitt Romney during his presidential campaign -- has been gaining steam. Such a proposal would effectively wipe out the charitable deduction, though,?because most people who itemize would first claim a deduction for their mortgage, which would consume most, if not all, of the allotted tax break.?President Obama's proposal for a 28% deduction cap -- described earlier -- would improve the structure of the tax break without hurting giving too badly, but it wouldn't raise very much money for the government.

A floor, which would force people to donate a certain amount of money to claim a tax break (and would exempt the money below the floor from the break, lowering the subsidy), offers a more elegant solution. The only people who would?who would donate less as a result of a floor would be those who contribute small amounts;?for others, there would be no reason to reduce giving at the margin. According to the Tax Policy Center, instituting a floor of 1.7% of adjusted gross income would raise $10-11 billion in annual revenue without affecting contributions at all. The CBO estimates that a floor of 2% of income would raise $15.7 billion while cutting donations by $3 billion.
The government could save even more money by converting the deduction into a tax credit, which would allow donors to claim a flat percentage of their donations. The CBO found that, if the charitable deduction were changed into a 25% credit with a floor of 2% of income, the government would cut the total subsidy by $11.9 billion a year, while donations would shrink by a mere $1 billion. A 15% credit would raise $24.6 billion, with donations falling by an estimated $10 billion, according to the CBO.
In the long-term, the savings would be significant. The Committee for a Responsible Federal Budget has estimated that changing the deduction to a 15% credit with a 2% floor would save the government $340 billion over the next decade, reducing the subsidy by 60%. Donations, meanwhile, would only decline by 4.9%. (The Bowles-Simpson commission proposed a similar, if slightly more draconian, 12% credit with a 2% floor.)
In addition to saving the government money, replacing the deduction with a credit would also make the system more equitable. All people would be equally compensated for giving to charity, regardless of their tax bracket. A credit would also reward the 70% of Americans who don't itemize their taxes, which might spur additional donations.

Such changes would inevitably change the profile of giving in this country, or at least the composition of donations that are subsidized by the government. People who make under $100,000 a year currently allot 67% of their donations to religious organizations, according to the CBO. Expanding the tax break to lower-income citizens would inevitably skew the subsidy toward churches.
This is a bad result. Not because it would compel taxpayers to fund widespread religious donations -- though many people would surely oppose such a large subsidy -- but because it would be wasteful. Studies have shown that the price elasticity of giving for religious donations is relatively low, which means that people would be unlikely to cut their gifts in response to a lowered tax break. Indeed, many religious donors do not currently claim a deduction.
If the government is serious about saving money, then it should consider exempting religious donations from the charitable tax break. Most people give to churches because they want to, not because they get a tax break for their generosity.
A massive subsidy would be not only controversial, but uneconomical.

U.S. chefs' solution for invading Frankenfish? Eat 'em
WASHINGTON (Reuters) - The northern snakehead is known as "Frankenfish" and "rattlesnakes with fins," and some chefs say one way to stop the predatory, fast-spreading fish is obvious - with a fork.
With a reputation as fearsome as its name, the voracious snakehead fish has intruded throughout much of the Potomac River basin in Virginia and Maryland in the last decade, snapping up anything that gets in front of it.
Putting the torpedo-shaped snakehead on the menu is Washington-area restaurants' way of helping to control the Asian newcomer. Chefs said they have a key weapon on their side - humans' zest for eating up other species to the vanishing point.
"When man turns its attention to an animal, it's very difficult for the animal. He (the snakehead) is dangerous, but chefs are more dangerous," said David Stein, executive chef at Tony & Joe's Seafood Place in Washington.
He praised the snakehead for its dense, meaty, white flesh with a mild taste that is ideal for anything from grilling to sauteing. But given the name, snakehead ceviche might be going too far.
"The guy that orders that gets it for free," Stein said.
The northern snakehead, or Channa argus, has joined a tankful of invasive fish that U.S. authorities are urging people to control by eating them.
Lionfish in the Caribbean, Asian carp in the Mississippi River basin and blue catfish in Virginia rivers are among other newcomers that environmentalists want to see on a dinner plate.
SLAB-LIKE FLESH
But the snakehead stands out among its invasive peers because its slab-like flesh and its minimal shrinkage is seemingly ideal for white-tablecloth restaurants.
Some four restaurants in the Baltimore and Washington area serve it regularly, according to the Maryland Department of Natural Resources.
At Tony & Joe's, snakehead appetizers cost $10 to $11, and entrees about $26. Maryland is the only state with a commercial market and the limited supply is keeping prices high.
"They're really amazing. Probably if it was called any other name than snakehead, people would be more willing to give them a try," Stein said, admiring a 7-pound (3-kg) fish that had been killed by bow and arrow.
Snakeheads are hardy, fast-growing, voracious and prolific. They got their start in the Potomac through releases from aquariums and the live fish trade, and have turned up in such places as California and Florida. The name comes from its coarse scales, boa constrictor-like colouring and a reptilian snout with a mouth featuring dog-like teeth.
The fish are air breathers that can last for days out of water. Even when gutted and with their throats cut, they gape for breath, said John Rorapaugh, director of sustainability and sales at ProFish, a Washington wholesaler.
"Once they get to mature size, they are on top of the food chain and are ravenous," he said.
Mice, birds, frogs, other fish, and even AA batteries have turned up inside snakeheads, Rorapaugh said. The fish weigh from about 8 to 15 pounds when mature.
He said he pays about $5 a pound ($12.50 a kg) for snakehead, and has shipped some outside the Washington area, including to New York's upscale Gramercy Tavern.
Josh Newhard, an expert on the snakehead with the U.S. Fish and Wildlife Service, said it was too early to say what the snakehead's long-term impact would be on its invaded environment.
Native species have shown no sign of decrease despite the fish's "remarkable" spread, he said.
"The potential is really high for them to impact other fish species. The fact that people want to remove them from the system is really good," he said.

Midfielder Lars Stindl has been suspended for a Bundesliga match after pointing out he should be banned for getting five yellow cards this season.
The 24-year-old Stindl kept count better than German football authorities who failed to register an earlier booking.
When Stindl was cautioned Saturday in a 5-0 loss against leader Bayern Munich, he told his club it should trigger a one-match ban.
Stindl says he wasn't tempted to exploit the official error, asking: "Why should we hide something?"
Hannover published the story on its website with the message: "Hats off, Lars!"

In the 1890s, paleontologist Florentino Ameghino began studying a small fossil skull that had been given to him by a local collector in Argentina. At first glance, the broad, chisel-like teeth at the front of the skull ? the only part?not covered with rock ? looked like those belonging to lemurs. A distant relative of apes and monkeys, lemurs are a type of mammal that now lives only on the island off the eastern coast of Africa.
But new research now shows Ameghino erred. Big time!

Baby boomers make up that plentiful population born between 1946-1964, who now are between 48 and 66-years-old, and approaching retirement age.
A total of 76 million people were born in that post-war period, says the Population Reference Bureau, which means soon there will be many people worrying about how they?ll get by in their golden years.
Many children of baby boomers are worrying about whether Mom and Dad will need long-term care.
Waiting until their parents reach 70-years-old isn?t the answer.

Taking care of loved ones at home might be an option. This involves becoming familiar with medical supplies and how to use them. Firefighters Gain Handle On 10-Acre Ranch Fire In San Bernardino ...
SAN BERNARDINO (CBSLA.com) ? Firefighters expect to fully contain a grass fire burning in a remote area of San Bernardino by Sunday evening.
The San Bernardino National Forest service reported via Twitter that full containment of the Ranch Fire is expected by 8 p.m.
The fire was burning at a ?moderate rate of spread? in a remote area near Forest Road east of Bowen Ranch.
It broke out Sunday afternoon, prompting the evacuation of the Horse Springs Campground.
Fire retardant drops have helped crews hold the blaze at 10 acres, authorities reported.
No further information was immediately available.

The rush into investment real estate has largely been dominated by big pools of money and?foreign investment.? I?m intrigued by seeing the Wall Street machine suddenly finding blue collar rental real estate as an attractive investment.? However there has been another group of potential real estate investors that has largely been hidden from view.? Are baby boomers diving into the real estate investment game?? The prospect of buying investment real estate has never been a popular one.? Most Americans own their own home but that is largely it.? Real estate in the form of investment properties is largely an active venture.? Sure, some can pay a property manager to manage their asset but this will then require a diligent process in selecting a trustworthy team.? The big dive by?Wall Street funds?into residential real estate is interesting because this is not a quick buck industry.? Baby boomers with low yields on fixed income might be looking into buying other real estate as an investment or hedge.? Instead of speculating on this I decided to dig deep on what baby boomers are doing when it comes to other real estate outside of their primary residence.
Owning other property
One study that I found was conducted by the National Association of Realtors.? We will also compare this data with a more comprehensive survey conducted by the Fed.? The NAR survey contacted 2,000 Americans born between 1946 and 1964 regarding their real estate plans (not exactly a giant pool but we will measure this with other data):
One of the first items that came out was that baby boomers have a much higher home ownership rate than the overall figure.? Baby boomer home ownership is close to 70 percent.? Another item that came out in the survey was that 10 percent were planning on buying real estate in the next 12 months.? This isn?t exactly what some were saying that a large number of boomers were going to?shift the investment market game.? One interesting figure is the satisfaction with current home.? This figure will likely push more homes onto the market as many will sell to move to a more desirable place.
Baby boomer and ownership rates
So how many baby boomers own other real estate outside of their primary residence?? The survey found that 25 percent of baby boomers that own their primary residence own other real estate:
The largest segment came from land.? Rental investments are at 8 percent and vacation homes came in at 7 percent.? In other words, this is a small segment of the market.? It is hard to see how baby boomers will suddenly find a desire later in life to dive into the?landlord game.? These figures have been steady over the past decade.? Given the volatility in the housing market will baby boomers be lured back in once again to risk their money at a time when?time?is not on their side?
Comprehensive Fed Survey ? Percent of Families with Other Real Estate
One of the more comprehensive surveys on household financial health comes from the Fed?s Consumer Survey. This survey comes out every three years and has some interesting data.? First, let us see how many families actually own other real estate outside their primary residence:
This is interesting.? There was a jump from 2001 to 2010 in terms of how many families own real estate outside of their primary residence.? From 1989 to 2000 the figure ranged from 11.5 to 13 percent.? In 2010 it went above 14 percent.? Much of this was pulled in from the mania and easy money but from the more recent survey we examined, it looks like baby boomers in terms of rental real estate didn?t dive in fully.
Real Estate by Age
The best way to look at this is to pull data on other real estate by head of household:
From 2000, it does look like baby boomers increased their holding in other real estate yet it doesn?t seem like it was in the form of rental property.? Maybe it came from land and also vacation homes yet that isn?t necessarily an investment more than a luxury purchase.? Short of renting the vacation home out, this is like adding a spa to your home expecting it to yield a net-net return on investment.
Younger Americans, those less than 35 do not have a big holding in other real estate and that is to be expected. ?The pent up flood of baby boomers isn?t likely to be in the form of rental real estate buying but more on them selling their current homes to move up or to move out.
Investment Property Data ? Value
The one group that seemed to ride out the real estate bubble in a better position is the 55 to 64 age group:
Every other category saw the median value of their other real estate holdings fall except the 55 to 64 age group.? This could be that this group did not heavily invest during the boom times and probably bought before the?bubble ran up.? Those in the 45 to 54 range saw a dip from over $150,000 to nearly $100,000.? Those less than 35 saw virtually no gain dating back to the early 2000s.? Those claiming that a flood of investors will come from the boomer ranks are simply speculating since the data does not back this up.? The current investment demand is coming from big money and?foreign funds.? The action is also coming from?flippers in boom and bust?markets looking for a quick profit.? I?m not sure if I see boomers rushing in to suddenly become flippers at this stage in their lives.
Families Owning Stocks
Americans have been hit hard in this real estate bust because most derive their wealth from real estate holdings largely from their primary residence.? Home prices although moving up when looked at the median price, largely distort the current trend.? What is happening is that the mix of distressed properties is falling in terms of the number of sales.? If we look at the Case Shiller home prices are up but maybe not to the levels being reflected in median home prices:
The current standing?? Home prices are still off by 30 percent from the peak and are now up by 4 percent from the trough.? So households have a long way to go when it comes to repairing the damage from the bust.? Yet the stock market is now getting close to the previous peak.? Why are households not benefitting from this?
I?ve discussed this before and US households do not hold stocks in large numbers.? Those that do, may hold them through pensions (a dwindling segment) and it is nothing in comparison to the amount held in residential real estate.? That is why the recent stock market recovery has done very little for US households.? Only about 15 percent of Americans have direct investments with stocks (off from 21 percent in 2001).
Household Income
Yet the most important figure to look at is?household income.? This is important whether we are looking at California housing or nationwide housing.? Household income adjusted for inflation is back to levels last seen in the 1990s.? So with less discretionary funds, will more baby boomers dive into investment real estate especially seeing how volatile real estate can be?? I?m sure many realize that rental property is largely an active investment.? Do boomers have the desire to take on this new avenue of investing?? It doesn?t seem like this is happening in large numbers.? One thing that can change the market dynamics is if boomers begin selling their homes to move out and transition.? This will likely add more inventory to the market and is a more likely scenario that lies ahead.
From the overall data it doesn?t seem like boomers are going full force into the investment property market.? Even if they enter in today, they are?competing with big pocket Wall Street?and foreign money that is willing to over pay.? With 10,000 hitting retirement age per day, this is a segment we need to keep our eyes on.

As usual, Apple though Friday night on a holiday weekend was the perfect time to push some more paper through in its ongoing patent lawsuit against Samsung. According to Florian Mueller of FOSS Patents, after Samsung asked to add the latest iPads, iPhones and iPod touches to its list of claims and the court approved the addition of the iPhone 5, Galaxy S III, Galaxy Note and Galaxy Note 10.1, Apple is trying to put six more devices on the list. Listed in the motion are the Galaxy S III running Android Jelly Bean (but not Jelly Bean itself), Galaxy Note II, Galaxy Tab 8.9 WiFi, Galaxy Tab 2 10.1, Rugby Pro and Galaxy S III mini. As usual, the case will proceed, we'll wait to hear if these requests are approved by the court and in the meantime, iThings and Galaxys alike will continue to fly off the shelves. Given the season, for now it's time to be thankful we're not one of the lawyers spending their day working on this. 3 Keys to Holiday Health, Joy & Meaning? (Kick Sugar Addiction ...
The holidays are officially here with the celebration of Thanksgiving, the official kick-off for the holiday season. Like many, you may have mixed feelings of joyous expectation on the one hand, and dread on the other wishing you could ?enjoy? the holidays this year without stalling your healthy-eating and exercise goals ??or feeling emotionally drained by the demands and expectations of family and the season.
Perhaps you?ve worked hard to build your esteem and confidence, and now the thought of meeting one or more of your relatives at gatherings fills you with self-doubt. Or maybe you set health and fitness goals at the start of the year, mustered up the energy by Spring, and finally got into a comfortable rhythm in the last few months. (If so, you likely feel the difference, limber and love it ??the energy, vitality and sense of wellbeing, not to mention a clean bill of health, perhaps the first time in years!)

In any case, starting with Thanksgiving Day, you find yourself wanting to get off of the yearly ?here we go again? roller coaster ride.

There?s good reason to believe you can get off this roller coaster, knowing what we do about our amazing brains! The realization of any goal, however, necessitates that we are fully?present?in mind and body, and one life-harming thing that holiday gatherings have in common is a plethora of food and drink doused with sugar ?? a seemingly harmless substance, now proven a toxic mind-altering drug, as addictive as cocaine and heroine..
How serious is the problem?
- Like it or not, ?humans are genetically programmed to like sugar,? states Dr. Hyman. The availability of processed sugar makes it possible to eat sugar in quantities unimaginable in any previous period in history.
- ?If you eat sugar, there?s a good chance you?re addicted to it,? notes Dr. Joseph Mercola, M.D. Quite literally, your brain on sugar is your brain in its ?most unhappy of pleasures?! Now that?s a problem.
- Persons under the influence of sugar are predisposed to poor decision-making, and arguably, more vulnerable to other addictions as well. Findings show, a link between sugar cravings and alcoholism, for example.
- Professor and director of pediatrics at the University of California Dr. Robert Lustig writes in?The Atlantic:??? the war on drugs has taken a back seat ? because a different war has cluttered the headlines ? the war on obesity. And a substance even more insidious, I would argue, has supplanted cocaine and heroin. The object of our current affliction is sugar.?
Is it fair to expect you can make choices in the highest interest of your emotional and physical health, or relationships, if you are ingesting regular doses of a substance that alters your physio-emotional state of consciousness??Likely not. Would you expect yourself to drive safely under the influence of alcohol?

The solution? ?Take steps as soon as possible to kick the addiction or, at minimum, put together a conscious plan to only take sugar in quantities and conditions that ensure minimal negative impact.

In this post, we?ll look at 3 steps to take in advance of upcoming events to protect your health, and have the energy to bring your own joy and meaning to holiday gatherings; and in the next two posts, more tips on what to do the same day, the following day and between gatherings.

Here are the three steps:

1. Get to?know?your brain and the neuroscience of sugar addiction.
.
In his work, Dr. Mark Hyman, M.D. notes that sugar addiction is best understood as a biological condition. The ?just say no? approach has been proven not to work. A sugar or food addiction must be treated like an addiction because the behaviors arise specifically out of neurochemical reward centers in the brain that easily overwhelm willpower and choice. In other words, it?s unreasonable (and unfair) to expect to be charge of your choices under conditions when addictive substances are physiologically in control of brain and body processes..
Dr. Lustig also writes:
?The brain?s pleasure center, called the nucleus accumbens, is essential for our survival as a species? Turn off pleasure, and you turn off the will to live? But long-term stimulation of the pleasure center drives the process of addiction? When you consume any substance of abuse, including sugar, the nucleus accumbens receives a dopamine signal, from which you experience pleasure. And so you consume more. The problem is that with prolonged exposure, the signal attenuates, gets weaker. So you have to consume more to get the same effect ? tolerance.?And if you pull back on the substance, you go into withdrawal. Tolerance and withdrawal constitute addiction.?

Understanding how sugar destroys health by turning into a toxic fat?and that it is an addictive substance helps you get a better grip of the problem.?It will motivate you and make it easier to say no and envision your life a whole lot better without it..
2. Understand that sugar escalates anxiety and depression, thus, stress.
Emotional problems of anxiety disorders, depression seem to increase around the holidays. , physical problems obesity, weight loss, sluggishness, fatigue , and diseases of the body such as cancer, heart and diabetes, among others are more common than ever, and so is food and sugar addiction (though rarely diagnosed).

3. Take steps to stabilize the level of sugar in your blood.

There are several excellent books and programs available. - Get to know your brain and the neuroscience of addiction.
- Understand how sugar harms physical, emotional and mental health and wellbeing.
- Get seriously engaged in a program that helps you stabilize your blood sugar (this will stop the cravings and make your job manageable).
Wouldn?t it be wonderful if your focus at holiday gathering were more on creating ?food for the soul,? such as heart-warming moments of sharing gratitude, being present, meaningfully connecting, and less on the food and drinks, thereby, kicking off a holiday season replete with more conscious moments of creating joy and empathic relationships with those who?really mean the world?to you (but perhaps like you, don?t ?know? it inside!)?
